Reservation Policies


Rates: All rates are based on two people per room per night. Each additional adult or child increases the rate by $15/night. There is no charge for babies two years and younger.

Taxes: Room rates do not include Massachusetts State and Local Tax, 11.7%, and Water Protection Fund Fee of 2.75%.

Minimum Stay: We have a minimum stay of 2- 3 nights during the Summer Season and two nights on weekends in the Spring and Fall seasons.

Continental Breakfast: A Continental Breakfast is served daily from 7:30 am to 9:30 am

Reservation, Deposit, and Payment Policies: All reservations require a deposit equal to 50% of your total room charge. We accept Cash, Travelers Checks, American Express, Visa, MasterCard, and Discover. We accept personal checks for any deposit made one month in advance. The room balance plus a lodging tax will be finalized and charged at check-in.

Cancellations and Refunds: We require a minimum of 14 days' notice for any change, including cancellation, late arrivals, or early departures for reservations during our Spring, Summer, and Fall seasons. We require a minimum of 7 days' notice for any change, including cancellation, late arrivals, or early departures for reservations during our Winter season. If the reservation is for more than one room or is part of a group reservation, we require 30 days' notice. We will gladly refund your deposit with the appropriate notice, less a $25 service charge per room. Please see our note about cancellations below.

Arrival and Check-in time is between 3:00 PM to 8:00 PM. Please call to make special arrangements if you need to arrive after 8:00 PM. Check-out is 10:30 AM.

Parking: We provide parking for one car per room. Please call if you need help with additional parking options.

Smoke-Free: All rooms are non-smoking. Smoking is allowed outdoors.

No Pet Policy: Chapter House does not accept or allow any pets in the rooms. As pet lovers, we understand it can be difficult to leave part of the family at home and can recommend local kennels if needed. Resident pet: We have a resident dog; his name is Thumper, and he is a small silky terrier. After breakfast, you can find him visiting guests, playing, or resting in the Main House.

Larger or city hotels often practice what is known as overbooking, selling more rooms than they actually have, and always counting on cancellations. Small hotels and inns, like Sesuit Harbor House, never overbook rooms. We guarantee your reservation. We have designed and implemented our cancellation policy to ensure that your room will be available for the dates you reserved. This policy is explained when each reservation is made, whether by phone or online, presented on our website, and it is a part of the written confirmation. We understand that certain life events occur and prevent guests from honoring a reservation made with us. We strongly encourage guests to look into travel insurance options when making any vacation plans and reservations. Unfortunately, we are unable to make exceptions to our cancellation policy.
